Five Ways to Manage Asbestos in Schaumburg for Landlords

Five Ways to Manage Asbestos in Schaumburg for Landlords

Are you the landlord of a house or building in Schaumburg that was built prior to the 1980s? If so, there is a chance that your property is built with some materials that contain asbestos. A hazardous material that was commonly used in older houses, asbestos is dangerous if its fibers become airborne and are then inhaled.

Asbestos was popular back in the day as a fire-proofing material by the name of AIB (Asbestos Insulating Board). It was commonly used in wall panels, flooring, cabinets and more.

If you are the landlord of an older building, you could be sued if your tenants, visitors or workers are at risk of asbestos exposure at your property. As the landlord, you are also obligated to get an asbestos risk assessment done to make sure that if there is any asbestos found, it can be dealt with in a safe and professional manner before any renovation work is undertaken. Failure to do so may lead to legal ramifications.

1. Gather Information

If your building will be undergoing renovations or repairs, it’s important to gather the following information:

Dig up any old information or data about asbestos in the building. Finding records of any previous information will be very helpful in knowing how to proceed.

Next, get a copy of your building plans. This may not have much to do with asbestos, but will be very useful in the inspection (and removal) process.

2. Building Inspection and Asbestos Testing

The next step is the inspection of the building itself. If you are hiring an asbestos testing and asbestos removal specialist to do this for you, they will take the necessary steps to indicate which materials and parts of the building contain asbestos. They’ll also make a note of the condition of the materials, whether it is in good condition or poor condition. They’ll also cover areas that are not immediately visible, like a wall cavity or sections of the roof.

3. Create a Plan

Once the building inspection is complete, the next step is to create an asbestos management plan that is based on the inspection of the building. This can include information such as the areas where asbestos was found, who will be responsible for managing or removing it, the schedule and timeline of the removal process and more.

4. Inform People

Once the plan to manage and remove asbestos is in place, everybody involved will need to be duly informed. This could mean informing any or all of the following people:

  • your employees and staff
  • renovation and repair workers
  • visitors coming to the building
  • maintenance personnel
  • construction workers (builders, painters, fitters, roofers etc.)
  • installation workers (electricians, plumbers, cable technicians, AC, heating etc.)
  • civil engineers, architects, contractors etc.
  • anyone else involved in the asbestos management or disposal plan

5. Hire a Licensed Contractor

Although you could perform an inspection and create an asbestos maintenance plan yourself, it is best to hire a licensed asbestos removal contractor who has the skill sets, training, and equipment needed to get the job done. A trained contractor can ascertain which areas need work and which don’t, which can save you time and money in the long run.
